Position Title:                    Project Manager

Reports To:                         Operations Manager/General Manager
  
Scope of Position:         
This position is responsible for the day-to-day management of a large project.  This includes facility management, human resources and accounting.  

Position Objective:
To be responsible for the overall operations of a project.

Job Duties and Responsibilities:

    Facilities Management
  • Walk the location to observe the physical condition and appearance of the location, the volume of business, and the performance of the attendants.
  • Coordinate maintenance repairs, as needed. Communicate all useful information to client.

 Human Resource Management
  • Management of all location employees.  This includes recruiting, hiring, training, coaching, counseling/disciplining and terminating employees.
  • Provide appropriate direction and supervision for the Facility.
  • Scheduling for all employees, including security.
  • Effectively handle union labor matter.

 Accounting Support
  • Audit books and reports.
  • Prepare budgets.  Keep expenses within guidelines.
  • Ensure all payables are handled properly  and in a timely manner.
  • Responsible for revenue control.
  • Assist Operations Manager and General Manager, as needed.
  • Complete Monthly Reports.  Present results to clients on a regular basis.  Prepare budget for review by Operations Manager and client.

 General
  •  Market the location to achieve maximum utilization.  Responsible for daily interaction with the client. Handle customer concerns which go beyond capabilities of line staff.


Educational Requirements:
4 year college degree / previous line management experience

Position Title:                      Sales & Marketing Manager                                  

Reports To:                           Regional Business Development Director

Position Summary:

Manage sales activities including supervision of contracts, direct sales, customer relations, vendor relations, related financial performance and to monitor sales in relation to goals. Prepares and delivers sales materials; attends exhibits and other promotional opportunities. Identifies and contacts prospective clients, generates sales proposals, and services existing accounts, ensuring quality and consistency of service delivery.

Job Duties and Responsibilities:

  • Manages sales efforts, negotiation, sales functions, and monitoring of contracts.
  • Develops and coordinates the preparation, issuance, and delivery of sales materials, exhibits, and promotion programs; prepares for and attends exhibits, conferences, meetings, and other local, regional and promotional opportunities.
  • Maintains contact with major accounts; promotes positive relations with same. Establishes rapport and maintains contact with contract clients and potential clients.
  • Participates in the development of operating goals and objectives for the branches, assists in the annual budget planning process and regularly monitors expenditures.
  • Analyzes and appraises the effectiveness of sales, methods, costs, and results; approves display content and costs for showings, prepares action plans and schedules to identify specific targets and to project number of contacts to be made; follows up on new leads and referrals resulting from marketing activity.
  • Identifies sales prospects and contacts.
  • Prepares paperwork to activate and maintain contract services; oversees account services through quality checks and other follow-up; identifies and resolves client concerns. 
  •  Prepares a variety of status reports, including activity, closings, follow-up, and adherence to goals; reports on special developments, information, or feedback gathered through field activity.
  • Performs miscellaneous job-related duties as assigned by the Regional Vice President and Corporate Sales Director.

Education and Experience:

  • Sales skills - creative ability and imagination. Excellent verbal and written English communication skills.
  • Excellent interpersonal skills - ability to work effectively w/diverse communities.
  • Ability to work under pressure, negotiate contracts and close sales.
  • Strong organizational and planning skills.
  • Self-motivated and driven to obtain profitable and positive results.
  • Experience in budget preparation and fiscal management.
  • Creative Writing and Graphics Design experience a plus
  • Bachelors Degree in Business Management or Marketing, MBA preferred. 
  • 3-5 years previous sales experience in a service industry.
  • Flexible to travel when necessary. 
  • Proficiency in Publisher, Adobe, and other Office Suites including Microsoft Word, Excel, Outlook and PowerPoint required.

Position Title:                    Account & Sales Representative                                           

Reports To:                         Regional Business Development Director

Position Summary:

Generally responsible for cash transactions associated with daily and monthly parking customers.

Job Duties and Responsibilities:
  • Ability to manage multiple tasks accurately, meet deadlines and be able to work efficiently and independently.
  • The Account & Sales Representative will be fully knowledgeable of the Chicago Region lot rate structure and ensure that patrons are properly charged in accordance with the published rates.
  • Market and set-up monthly parker.
  • Complete daily transactions (Park Whiz, Spot Hero and QuickPay).
  • Maintain filing and proper storage of paperwork.
  •  Assist patrons in verifying identification, along with issuing forms and applications.
  • Provide superior customer service to all patrons in person and over the phone.
  • Other duties as assigned. 

Minimum Qualifications:
  • A history of working in the public service industry.
  • Basic arithmetic skills

Education and Experience:
  • Bachelors Degree or equivalent work experience.
  • Proficient in Microsoft Office and Excel.
  • Able to communicate clearly and effectively and work well with others in a fast paced environment.
  • Ability to specifically follow directions from management.
  • Must be able to work overtime if needed.
